How we work

Methodology

Where our numbers come from, how we clean them, and the rules that decide what we publish.

Everything in Market Data starts with the transaction record held by the Department of Lands and Surveys (DLS). We add our own analysis on top; we never publish a figure we can’t trace to a registered deal.

Sources

  • Contracts of sale deposited with the DLS. Our primary source: they appear soon after a deal is signed and carry the agreed price.
  • Transfers of title. Used where a review says so; they lag the contract, often by years for off-plan property.
  • Our own models and site visits, for context. These are always labelled as Allora analysis.

Cleaning

One deal can appear on several rows of a DLS extract, one per property in the deal, each with the full price. We de-duplicate so every contract is counted once and its price is attached once. Price per square metre uses covered area.

What we publish, and what we don’t

  • Aggregates only. We publish counts, medians, totals and shares for groups of deals. We never publish individual transactions, plot or file numbers, or the names of buyers and sellers.
  • Every figure shows its n, the number of transactions behind it.
  • Small groups are suppressed. If fewer than five transactions sit behind a figure, we show “—” instead of a number.
  • Rounding. Totals to the nearest €0.1M, €/m² to the nearest €10, percentages to one decimal place.
  • Corrections are visible. If a figure changes after publication, the post shows an update date and a note saying what changed.

Each review offers its figures as a CSV download. It contains exactly what the page shows, nothing more.

Glossary

Contract of sale
A sale agreement deposited with the Department of Lands and Surveys (DLS). Deposit protects the buyer and usually happens soon after signing, so it is the earliest reliable signal of a deal.
Transfer
The change of title deed into the buyer's name. Transfers can lag the contract by months or years, especially for off-plan property.
Median €/m²
The middle price per square metre of covered area across the deals in a group. Half the deals are above it, half below. We use the median, not the average, because a few large deals distort averages.
n
The number of transactions behind a figure. Figures based on fewer than five transactions are not shown.
De-duplication
One sale can appear on several rows of a DLS extract (one per property in the deal). We count each contract once and attach its price once, so totals are not double-counted.
Suppressed
A figure we hold back because too few transactions sit behind it to be reliable or anonymous.
