Limassol Market Review, H1 2026
The strongest first half in at least four years. Every registered contract and transfer in the district, against the same half of 2023, 2024 and 2025.
Limassol registered €1,862.5M of property sales in the first half of 2026, across 4,601 transactions. That is +29.6% on the first half of 2025 by value and +21.0% by number of deals, and the strongest first half in the four years we track.
It is also slightly ahead of H1 2024 (+1.1%), but the comparison flatters 2024. That half was carried by a handful of very large land contracts. H1 2026 reaches the same total on a far broader base of deals.
Contracts are doing the work
New contracts of sale are the forward-looking half of the data: they record deals as they are signed. They reached €1,036.2M, +40.9% on a year earlier, on 2,338 contracts (+45.5%). It is the highest first-half contract count in the window.
Transfers, which complete deals signed months or years ago, rose +17.7% to €826.3M on broadly flat volumes.
Units against land
Development units dominate new contracts: 2,096 apartments, villas and houses worth €891.2M. Land contracts added €145.0M across 242 deals, 14.0% of contract value. In H1 2024, land was more than half.
The top of the market is broader
109 deals in the half were above €2M, more than in any of the three previous first halves. Prime city plots cleared prices per square metre that we have not seen in the prior three halves.

What to read into it
- Demand is broad, not driven by a few large deals. That makes it more durable than 2024’s headline.
- With prices flat and volumes rising, the market is absorbing new supply at current pricing, not paying up for it.
- Land is back as a meaningful share of contracts, which feeds the next development cycle.

Contracts of sale are dated by agreement date at the contract amount; transfers by acceptance date at the price accepted for transfer. Land is counted once per file and development units once per unit, so a deal is never counted twice. Leases are excluded from every sales figure. Values are the declared or accepted prices, gross of shares and encumbrances; some contracts include VAT.
